Since CEDAM’s inception, providing capacity building support to the community development field has been a major pillar of our work. From advocating for affordable housing resources to offering our intensive Real Estate Development Boot Camp, we remain steadfast in our goal to ensure emerging developers and nonprofit teams have the tools and knowledge necessary to build inclusive communities, with housing options for individuals and families at all income levels.
We know, however, that building strong communities requires taking a holistic approach and buy-in from not just community organizations, but municipalities, funders, and other stakeholders. It also includes the development of and investment in a range of real estate projects, from community centers to downtown retail spaces.
This is why we are thrilled to announce the launch of the Predevelopment Assistance Partnership with the Michigan Economic Development Corporation through their Redevelopment Services Team.
The Predevelopment Assistance Partnership provides strategic counsel and financial resources to certified Redevelopment Ready Communities to move community development projects forward.
Long before a project can begin construction or rehabilitation, there are a number of predevelopment steps to be completed, including creating a site plan, having architectural schematics, getting an environmental assessment, having an up-to-date market study completed, among many others. All these steps cost time and money, and the Predevelopment Assistance Partnership exists to supply the capital and guidance needed to help these projects succeed.
In order to leverage these resources, communities must be certified through MEDC’s Redevelopment Ready Communities (RRC), a technical assistance toolkit that empowers communities to shape their future by building a strong foundation of planning, zoning, and economic development best practices.
The MEDC Redevelopment Services Team (RST) supports certified RRCs in identifying priority projects through hands-on consultation and guides them through the type of predevelopment support the community may need. CEDAM then provides additional project considerations, identifies a consultant for predevelopment services, and executes the contract and distributes the funds on behalf of the community.
